I'm looking for a rough guide to the costs of a small extension.  The extension is to go onto the back of our garage in a wasted area where our neighbours house extends further back than our own leaving a rectangluar space between our house and theirs.  The space is only about 4 metres by 3 metres.  We would need an exterior wall taken out fron the side of our kitchen (3 metres) and a door way opened up into the back of the garage.  I'm not sure what would be needed for the wall that would join up with our neighbours.  It would also involve moving the boiler and plumbing and electrics for fitting a kitchen later.  The current drains would actually be nearer than they are at present.

- To get some drawings, organise planning permission, building regs say budget £1500.
- For the build including electrics and basic plumbing a rough price of £1000 per square metre hence £12000 for that part. Depends on area of country though.
- Add in costs of a new boiler (if its not condensing then to comply with building regs the boiler should be replaced with one. I'm not 100% if this applies if its just moved, but may need a new one anyway). Say £2500 for that incl fitting
- Add a contingency of 15%

I would reckon - roughly - £18400.

Builders often work off a rough guess of £1000 per square metre but it does depend on area and how the ground lays. A friend of mine is looking at a sizable two storey extension and his architect has suggested to budget around £1800 per square metre (times floor area of both storeys!) for the basics of shell+electrics+plumbing. This does not include a kitchen.
