I have a three /four bed house. The bathroom is downstairs next to the kitchen. If I was to move the bathroom and installed it in one of the bedrooms, making the kitchen bigger.would I lose value in the property?

many people would view a downstairs bathroom as an oddity that may put them off. so a positive moving it upstairs.

but some figures I've seen in a few newspapers (can't put my hand on them though) are that adding a really good kitchen can add £15-20k to the sale price - its one the key issues my wife looks for in a property. However, depending on the area you could lose up to 50k by removing one of the bedrooms. Have a look in the local paper and see how much similar 3 and 4 bed properties are going for and what the price difference is.

as I said at the start its not just cold figures here but unfortunately about saleability.

Maybe go to an estate agents and ask for some advice? I'm sure they will have some good input.

You may be able to move the bathroom upstairs with out looseing a bedroom if it is planned properly ending up with two smaller rooms. win win
