Hi

I am looking for advice on products and pricing.

I am currently converting a single office space (over 2 floors) into 2 separate flats. These flats are situated above a commercial property.

Plans drawn up by a previous developer proposed (planning permission accepted) that the office space be developed into a single flat and that the existing floor on the 1st floor (directly above the commercial property) be re-laid or renewed with minimal gaps etc. that overlay be provided with accoustilay? ISN acoustic underlay for new floor finish to provide min. DnTw 55dB and LnTW 37dB for airborne and impact sound insulation/isolation

Existing sound deafening, pipe work etc. to be removed to allow installation of 10mm firefly plus 60 composite cavity fire barrier screw fixed at 250mm centres to provide 60 mins fire separation to separating floor and to retain existing lath and plaster ceiling and suspended ceiling (for the commercial property below)

If I develop the office space into 2 flats - one flat on each floor…the overall floor space requiring fire separation would be around 238m2 as I believe I would also have to fire separate the 2nd floor flat from the first floor?

The existing floor consists of 22mm T&G flooring, 100mm ash deafening on 22mm deafening boards.

I am looking for advice on the following:

An alternative method/product that would fulfil the fire separation requirements, but would not require having to uplift all the floor boards and removing the existing deafening ash (with which there is a risk of damaging the commercial properties ceiling)
A cheaper alternative?
A price for using the Firefly product already proposed by the previous developer.
I thought perhaps the Firefly already provided some sound-proofing?
