I live on the top floor of a converted victorian house and
have noticed damp patches on the ceiling around
where the chimney stack is.

Does anyone know how much it costs to repoint a chimney including
tools (i.e scaffolding?)

I am a leasholder, does the cost have to be met by me as I live on the top floor or by all the flat owners?

Hi Yvette

The only price we have in our database is

Ground floor and first floor repointing including chimney.joints completely raked out and repointed in weather struck finish. scaffolding included in price

Price/Cost = £20 per m2

So that should give you a rough idea if you work out how much surface area you need to cover. However if it is just the chimney that needs doing you'll probably find that quote comes in way too low as the setup and scaffolding costs will be large compared to the actual repointing labour.

We also have a pricing that talks about repointing an entire 3 bedroom house, whch was £3,800 in total.

I'm not sure where you stand with leaseholding; there are a number of repair jobs that all the flat owners are obliged to pay for. It's probably worth checking the original legal documents and seeing what they say.

Can anyone else help/comment on this???

I can give you some prices:

Some info:

A lot of blokes will quote by the square metre. They won’t consider removing the window and door areas, because going around the edges of these into the reveals, can take as long as pointing across them if the window wasn’t there, if you see what I mean. AND that still doesn’t include pointing the surrounds.

This price can be £15-£20 per meter plus scaffolding. Then there’s his “muck” as well though. Add a pound a metre for that.

Muck, by the way, is what builders call their mortar. If you live in London it can also be called “Don” as in Donald? In Bristol is can be known as “compo” - composite. We builders, eh? What a bunch of comedians!

Scaffolding for pointing also costs more than for roofing say, because more stages or levels (‘lifts’ to a scaffolder) are needed. (Roofing only needs one, at the top).



Pointing a stack will cost:
Scaffolding £400
Raking out £150
Pointing £150
Materials £35
Total= £735
